Touring & Applying
Scheduling a tour takes just a moment – book a tour online and pick the option that works best for you. We offer guided tours with a member of our leasing team as well as self-guided and virtual tours, so you can visit outside of office hours if that’s easier. You can also call us at (334) 781-7477 with any questions before you visit.
Just bring a photo ID. If you think you may want to apply the same day, it also helps to have proof of income or student enrollment and your guarantor’s contact information handy, though neither is required to tour.
To apply for our apartments, simply click Apply Now to begin an application. Once you have provided us with all the necessary information, we will complete our required screenings to confirm that you are qualified to live at our property. If you have any questions along the way, feel free to contact our office directly for assistance or clarification.
No, as long as you meet our qualifying criteria, you do not need to be a student to live here!
Deposit requirements are based on your screening results and will be communicated to you during the application process. Please refer to the “Property Fees” tab on our Floor Plans page for a list of other fees due at move-in.
Leases;; Guarantors & Roommates
Individual leasing, also called by-the-bedroom leasing, means that you are only responsible for your bedroom, bathroom, and shared common area. If one of your roommates defaults on their financial obligation, they are liable for their rent and any damages to their individual space, which will not impact your monthly installment amount.
Your lease covers the full contract term, so we aren’t able to release residents early. The most common option in these situations is a lease takeover, where an approved resident assumes the remainder of your lease. That person must apply and be approved through our standard screening process, and a lease takeover fee of 85% of one month applies. Reach out to our leasing team as early as possible and we’ll walk you through the process.
Your personal belongings are not covered by our landlord liability insurance program. You may purchase Homebody Contents Coverage to supplement the liability policy and protect your personal belongings through your Resident Portal, or upload proof of your own third-party policy.
A guarantor is an individual who signs a lease agreement along with a renter, committing to uphold the lease agreement if the renter defaults on their financial obligations. The guarantor can be a parent, spouse, extended family member, or friend, but must be in good financial standing and pass all necessary screenings. If you do not meet the qualifying criteria when applying individually, or you do not pass our screenings, please contact the leasing office to discuss alternative ways you may qualify.
If you are not a student and do not qualify individually or have a guarantor to sign with, we’ve partnered with Leap, a lease guaranty service, to offer an additional way to qualify. Visit LeapEasy.com to learn more!
If you are a student, you can enroll in our Guarantor Waiver Program through your online application. The cost for this service is to be paid directly to the property with your monthly installment amount. Please contact the property directly for detailed instructions on how to select this option on the online application.
If a parent also serves as a guarantor, they will have access to the Resident Portal.
Absolutely – just list your preferred roommates on your application. Everyone in the group will need to apply for the same apartment and floor plan and be approved individually. If you don’t have roommates in mind, we offer a comprehensive roommate matching form that our dedicated staff thoroughly evaluates to find the best possible match for you based on lifestyle, habits, and preferences.
Yes, The Collective at Auburn offers both single-gender and gender-inclusive options, and you can specify your preference when applying with roommates or using our roommate matching service.
No. Because we lease by the bedroom, you’re only responsible for your own installment. If a roommate doesn’t meet their financial obligation, they are liable for their own rent and for any damage to their individual space, and your monthly installment is not affected.
International Students & Transfer Students
Yes. Applicants without US credit history or a Social Security number are welcome to apply. You’ll typically need a passport and student visa documentation, along with either a qualified guarantor or enrollment in our Guarantor Waiver Program. Contact our leasing team before you apply and we’ll walk you through the process step by step.
If you’re unable to provide a US-based guarantor, you can enroll in our Guarantor Waiver Program through your online application. The cost for this service is to be paid directly to the property with your monthly installment amount. Please contact the property directly for detailed instructions on how to select this option on the online application. Leap, a third-party lease guaranty service, is also available as an alternative way to qualify.
Yes. International payments are accepted through our partner, TransferMate. We don’t charge a fee for this option, though your bank may charge a fee to initiate the transfer. To pay, visit preiss.transfermateeducation.com, select Register a Payment, and make sure your apartment number, email address, and payment amount match what’s listed in your Resident Portal. Then follow the provided instructions to initiate the transfer with your bank.

Our Resident Housing Contracts are installment-based, in which a total contract amount can be paid in full at the beginning of the lease or in 12 equal monthly payments. If you’ve chosen the option to submit the total contract amount in 12 monthly payments, each of those installments is due on the 1st of each month, including August 1st.
Installments are due on the 1st of each month. Late fees apply as follows: On the 4th of each month, a $50 late fee will be assessed, plus $10 per additional day through the 14th of the month (up to $150 total). A returned payment fee of $25 applies to any payment that does not clear.
